Call an exterminator and then subtract the cost from the rent. When the rent is due give the remaining amount with the receipt for the services and tell him, "you're welcome."
Why is everyone assuming the landlord is a douche that should be sued. If they inspected the place together and no one noticed the issue, then how is this the landlords fault? I understand, if they all did an inspection, why the landlord will not let them out of the lease, but if they are a decent landlord, they will take care of the pest issue. We don't have enough information to judge.
I hope you realize that you can take this to court because that is something that could effect your decision to buy it and if your landlord didnt inform you of this you can take a fraud case on that person

Same thing happened to me. go to Amazon.com and buy advion. it might also be called advion Cyngenta or something like that. it's only about 30 bucks and it will completely rid you of infestation. we used two tubes of it, found a bunch dead for a few days, and haven't seen any since. that was 4 months ago.
You haven't had roaches before then, those little assholes are almost impossible to get rid of, I have abandoned an apartment before because of them!

Most places have laws that protect the tenant on these cases. You can report the landlord and the home as unsafe living conditions due to health issues surrounding pests which nullify your lease if the landlord doesn't address the issue in a timely manner. In some places the landlord may be required to provide alternate living arrangements (hotel) until he has the pests removed and I believe that would definitely apply here since there is no way they didn't already exist before you arrived.

It's his legal responsibility as a landlord to provide you with a livable situation. Mice and cockroaches ain't a livable situation. Have him bring in an exterminator.
