Today, my partner and I went to the inspection of a house we wanted to buy. The whole roof was illegal. This is the second time our realtor has shown us a house with major issues. FML

I am actually pretty sure this was posted by my fiancee. the home was a manufactured home, and they redid the roof, which is illegal to do. also you can't simply "raise your budget" when buying a home, the lender company gives you an amount you can go up to, and that is it.

I am pretty sure this FML comes from my Fiancee. the first 2 homes we were under contract for, both had issues with the roof. the first 1 had a big hole at the edge of the roof. the 2nd one had an illegal roof modification done. we were actually ready to change realtors, when she showed us another home, that is beautiful inside and out with no major issues. we are almost ready to close on it(in 3 weeks). so as they say 3rd time IS the charm.

Yeah realtor can kind of suck, at least you found out before you bought. I just got a place and it passed inspection but my insurance company wants to me replace the roof for $20k-$50k. Really important you have a realtor that looks out for you.

Up your budget, cheapskate, so your realtor can select from more than dumps. If the roof was illegal, you can ask for it to be replaced or get a major reduction in price. Was the rest of the house in good shape and how was the location?

Regulations regarding manufactured homes are more political than technical. They are pushed by the inefficient, legacy "stick-built" crowd to obstruct progress and better deals for homeowners.

maybe so, but regulations still need to be followed

some realtors have no business doing what they do. I had a home picked out I wanted to put a bid in for pending inspection, applied for the mortgage and took the credit hit, only to find out it was already sold before we even looked at it and she knew it. her excuse was "but I can help you find something else." no, you're fired.

Realtors usually have not seen the house they are showing you. They are relying on the information in the listing although they have access to more info than you do. Do not assume this was disclosed ahead of time. They are looking at specs and images.

Well, in her defense, she cant know until the inspection.
