Man that sucks. It's a hard lesson, but when people show you who they are you should believe them.

I'm guessed he lives with his mother and the mortgage is in her name but why would the bank call him if that were the case?
When my stepdad co-signed a car note for me 25 years ago, even though his name appeared first on the title (better credit), I still paid the payments out of my bank account, not his.
you should have at least double checked with the bank after the first payment. but ydi for trusting a gambling addict with that kind of money.
