Sue them. You cannot be expected to lifelike that , you can get ill. You legally have to give them a chance to corrector though.
first write your landlord a letter explaining the problem & that you expect this problem to be taken care of within 14 days. make a copy for yourself. if it isn't fixed within the 2 weeks, go to the district court clerk & ask for a 540-a. check the box citing that your apartment is infested & your landlord won't fix it. you will probably get a hearing, and may be able to withhold your rent if not break your lease... and if all else fails, you can always call your local code enforcement officer. definitely start with the letter though.. bad landlords are so common & they suck!!!
If you live in the U.S., you can get out of leases if the place in uninhabitable. Take LOTS of pictures showing the problem and depending on the state you can get out and just sue for your security deposit. Check your state's tenant laws because some states you may have to give him a chance to fix it, make sure you send the request via email or text for proof. Also, I'd contact code enforcement or try a housing board since it sounds awful and he can lose his license to rent out his home if he even has one
cypress oil and peppermint oil mix with water and voila you have an all natural repellant for cockroaches, spiders, mice, and other bugs. We had a similar issue moving into our new apartment. previous tenants were filthy and we used that and haven't had any issues since.
Always get an inspection...that's common knowledge...but I don't think this is a YDI though...
Not sure where you live but here you can't be held to your lease under those conditions. Your lease is meaningless if the apartment is not fit for living in. The landlord has responsibilities and if you have an infestation, he is not fulfilling his end. If you are in the US, take pictures for evidence and just leave. Let him sue if he wants to but you don't have to live in those conditions.
He might not have to let you out of the lease, but he does have to take care of the problem. If he doesn't, he has a law suit on his hands.

It's his legal responsibility as a landlord to provide you with a livable situation. Mice and cockroaches ain't a livable situation. Have him bring in an exterminator.
