My new house

Today, I bought my first house, blowing nearly all my savings on the deposit. I had left myself enough for just a couple of necessary bits of furniture. It turns out the previous owner completely stripped the house when he left, taking the oven and even the toilet with him, amongst other things. FML

Not in the USA you can't. Our real estate laws automatically state certain items that must remain...toilets and stoves are part of those items. When you buy a home here, you do a walk through a few days before escrow closes, but the previous owner may still be occupying the property. Anyting can happen in those last few days, and does happen, but you can contact your Realtor and persue legal action to get back what is rightfully yours or monetary compensation so you can replace what was wrongfully taken. I don't know about other places, but that's the law here in the USA.

Actually, they legally can take the oven, and many people do. Unless states that the oven will remain, it can be taken. I don't know about the toilet though.

Sorry, I don't mean to argue, but in the USA the stove stays unless specifically stated that it won't.

Well you didn't specify that it could be stated otherwise. You just said "legally the stove has to stay," which is wrong. In all technicality, the stove does not have to stay, so long as the buyer is informed it won't be.

You said "unless states the oven will remain, it can be taken.' That is wrong. It only has to be stated if it is going to be taken. A stove is classified as a permanent fixture and all permanent fixtures cannot be removed.

Home inspections are expensive. Not having a home inspection is much more expensive. Sounds like you did this transaction with all the care and diligence of a dope deal.

Home inspections are not very expensive, but are also done early to find defects in the property such as poor plumbing, lack of adequate insulation, etc., so the buyer can back out of the deal when these things are discovered. I'm sure the toilets and stove were there at that point and were removed just after the buyer did their final walk through prior to escrow closing.

Depending on what state you are in, home inspections are a total sham. Bought several houses and my inspectors even the ones that came highly recommended missed obvious problems or found problems that didn't exist. Get to know someone you can trust in the industry and have them walk with you before you buy. Plumbers are a good start as they have experience in plumbing, HVAC, and rough in carpentry.

I disagree that they are a total sham, but do agree that you need to choose wisely. My previous comment was only to point out the timing of the inspection and how removing items could easily happen much later. Buyers always need to be careful when purchasing a home, it is a huge investment that should not be taken lightly.

Look at your contact and see what "conveyed" (would be left behind) to the new owner (you). Unless it states that the appliances would be conveyed, then he had every right to take them. As far as the toilet, he did not have a right and you can take him to small claims court for the amount you have to pay for your new throne...

Well technically the toilet sinks or other add ons that can be shut off and removed can be taken with them. Unless he has specified what will be left and what will not all those items are things they may have purchased and wanted in their new house. That or perhaps OP gave a rock bottom offer nowhere near asking and the owner was trying to keep from having to repurchase on a limited budget for his new location.

Stoves are automatically included when purchasing property. The only reason some Realtors add it in the contract is so the seller doesn't think they can take it since they don't necessarily know real estate law.

people like that are twats. you never expect them to take a toilet. carpets and curtains you expect. the toilet is just mean.

That's why you do a final walk-through at closing.

A similar incident happened to me where the toilet broke down and we didn't have enough to have it fixed. I had to go to MacDonald's for 2 weeks to use the toilet and once, it was so urgent that I had to use a plastic bag. ):
