It's called due diligence; you deserve it for not getting variance approval before purchasing the property. You should have made the variance a dependency for your purchase agreement. If you want to build somewhere, why wouldn't you research the area? Just talking to the local clerk/registar of deeds would have gotten you the information about set back rules and acerage requirements.
Next time, do your research. It will save you from this in the future.

Get a real estate lawyer. That should have been disclosed to you unless you didn't tell your realtor you were planning on building a house on the land.

I would have done research with the town first. With any kind of construction you want to talk to people about ordinances first. The realtor just wants to sell sell sell.
